Most homes are built to code minimum, and Passivhaus sits at the top of the range. Between the two is an enormous amount of achievable comfort — and in our mild, stable climate, you get most of the way there with fundamentals done well.

The legal baseline most homes are built to. It's a floor, not a target — a house that merely complies can still be draughty, hard to heat and expensive to run.
The middle ground
This is where the value is. Orientation, decent glazing, continuous insulation and keeping the air where it belongs deliver most of the comfort of the top of the range, for a fraction of the fuss.
Passivhaus
The top of the range: a certified, measured standard for comfort and energy use. Genuinely worth it for some people — and entirely optional. You don't need certification to get most of the benefit.
The fundamentals
What does the heavy lifting.
None of this is exotic. It's design decisions made early, drawn properly, and checked on site.
Orientation and glazing
Where the home sits on the block and where the glass goes — free warmth in winter, shade in summer, daylight all year. The cheapest performance measure there is.
Continuous insulation
Insulation that actually wraps the building, with thermal bridge-aware detailing at the junctions where heat likes to escape.
Airtightness
Keeping the air where it belongs. An airtightness strategy drawn into the documents — not left for site to improvise — is what makes a home feel calm and stable.
Keeping water out
Weather tightness and moisture control: assemblies that shed water, dry out when they get wet, and don't trap problems inside the walls.
Fresh air, on purpose
Ventilation designed rather than accidental — stable temperatures, good air quality and a home that stays healthy for the people in it.
Buildable junctions
Details that respect how buildings actually go together. Performance that survives construction, because the difficult parts were resolved before site.
Technical focus
The details that make performance last.
Durability starts with keeping water out, allowing assemblies to dry, controlling air leakage and avoiding avoidable thermal weak points. These are design decisions as much as construction decisions.
The aim is not complexity for its own sake. It is a simpler, calmer home because the difficult parts have been thought through before site.
